I became a Real Estate Agent in February of 2008. Obviously the market conditions were not quite as promising as a new agent would desire  when trying to launch a career in real estate. I stuck to the typical routine that most agents follow in joining a large firm and sitting in an office waiting for the phone to ring.  It didn’t take me long before I discovered that this approach wasn’t going to get me to the level that I wanted to be at in the time frame that I had initially planned.  I knew that if I were going to succeed it was going to take some outside the box thinking and a little innovation. So within 3 months of having my license as a Realtor I transferred to a smaller family owned Real Estate Brokerage. With this new broker I was able to keep more of my commission and was allowed to run my business utilizing my own personalized marketing strategy.  I designed a simple(but risky) business plan to offer my services at a highly discounted rate compared to the rest of the market in order to increase the amount of clients that I could acquire in my first 12 months in the business.  I knew that my commissions would be significantly smaller but would save my clients a lot of money at the same time.  And with a limited budget I was going to have to rely on word-of-mouth to be my most reliable advertisement.  Luckily, the gamble paid off.  Offering my discounted approach has flooded me with eager home sellers over the past 3 years who desire to have their home sold by a professional agent yet weary of typical large firm agents ‘raking them over the coals’ with excessive fees.  In June of 2010, I became a Broker myself and have now begun the journey of spreading our new Real Estate Business model across both the Dallas Forth Worth Metroplex and the Austin Real Estate market. So Whats the Plan?

The average commission in the Dallas Area for Real Estate is 6%. Of course there is not set commission rate and any Realtor is allowed to charge as much or as little as they would like.  When I began as a Realtor naturally my first few listings were friends and family. I was very upset by the fact that my broker would not let me reduce my commission as these were people who were very important to me. Beyond that in my opinion because of the internet the amount of work that goes into the listing side of a home has drastically reduced.  Pre-internet a Brick and Mortar office was a must as people had to come there to view the MLS book and meet Realtors to be taken to houses.  Open Houses had to be held every week and much more print advertising was used and of course had an associated cost. Fast Forward to 2010 and the internet has drastically changed the way homes are bought and sold.  All studies I have read show that 95% of people find their homes on the internet. I personally have not worked with a client yet that did not use the internet as their main source of information and many clients already had homes in mind before we even talked.  So in essence pre-internet the average commission was 6% and post internet is still remains around 6%. When listing a property I do my best to make sure that the home has the best pictures and internet presence as possible as that is what really matters.  Potential buyers are going to see the home on the internet or in a search sent to them by their Realtor and they will schedule to view the home if it appeals to their taste and price range. The actual process of listing a home for me takes about 4 to 6 hours. Once the property is on the market it is a matter of answering phone calls and being proactive with any showings you have. Then of course helping you negotiate the sell and understand the process of inspections, appraisal, and closing. I have yet to find any magic wand out there that will make a house sell, especially in this market. I offer a 4% full service MLS listing program. Taking 1% for listing the home and representing the home seller and offering the full 3% to the buyers Realtor, as in my opinion working with buyers is still a very time intensive purpose and the 3% is definitely a good number not to be cut. The internet and technology has also made working with home buyers a different experience. Buyers typically come more educated than they were before and many times as I said before have houses already picked out they want to see. Basically by not having the overhead of an actual office utilizing a home office, car, cell phone and laptop todays Tech Savvy Realtor can be much more efficient than even 5 years ago. As an incentive we offer all of our home buyers a 20% rebate of our commission. Basically after closing we will give you a gift card of your choice with 20% of what your Realtor made of off the transaction as a house warming present.

More About RJ Avery

I grew up in Forney Tx and graduated high school from Forney High School in 1999. Between 1999 and 2004 I attended the University of North Texas where I received a Bachelor of Arts in Sociology and a Minor in Chemical Dependency Counseling. As I had supported myself through college in the Restaurant / Bar Industry I continued in that field as I enjoyed in thoroughly. While at UNT I took multiple classes in marketing and had previous experience in the online marketing of rental properties for a Local Denton Real Estate Broker.  I created the website www.rentdenton.net and operated it for two years and then sold it to Scott Brown of Scott Brown Properties. From 2004 to 2007 I lived and worked in various areas across the Dallas Fort Worth metroplex while managing in a few different Restaurants. In December of 2006 I was blessed with the surprise that I was going to be a Father. As it was unexpected I felt the need for a change being that my late hours in the restaurant industry would not be conducive to family life. So I started looking into the idea of becoming a Realtor and finally got my license in February of 2008. I started briefly with a larger national brand Brokerage and learned quickly that it was not the name on the sign that matter as much as the drive and service of the Realtor. In my first two and a half years I have been blessed to be involved in nearly 80 closings.  Giving me a good amount of hands on experience with negotiations and the myriad of problems that can occur, and how to avoid them altogether. My unique approach to Home Selling and Home Buying has saved my Home Sellers over $70,000 and has allowed me to rebate my Home Buyers more than $40,000. As soon as I was eligible to become a Real Estate Broker on my own I took the test and passed.  Now Avery Realty Group is 100% independent and actively seeking new Realtors to bring a great business plan to the public.
